Lagoas is an idyllic private property with a gently sloping, southwest facing hillside. Situated in the sought after area of Pedrógão Pequeno, this region benefits from extensive cycling routes, stunning river beaches, peaceful fishing spots and great water sport sites. Just forty minutes drive is the University of Coimbra and the IC8 highway also joins the district to major auto routes to Porto and Lisbon; just 2 hours away!

The site consists of seven level terraces, bounded by a mature parcel of pines to the east, a charming river stream section to the south and a clear access track to the west.

The first and highest of the terraces contains a header pond that fills up during the winter months, providing the remaining terraces with water through a primitive underground irrigation system. This system can, in fact, be observed during springtime and heavy rainfall through its numerous waterfalls and the plunge pool located in the central terrace. The second terrace has a large walnut tree, a mature hazel tree and a 4mx5m gravel pad designed for the siting of a “yurt” tent or similar structure. An existing schist stone ruin is located on the third and central terrace.

This currently roofless 57 sq. metres structure (with the right to be built up into a two storey building) consists of two rooms. This landscape of mature indigenous trees continues on until the fifth terrace, where a 2,5mx2,8m wooden cabin has been erected for the purpose of a toilet and shower block. At the lowest and final terrace there is 15m of river frontage.

This attractive stream runs all year winding its way to the nearby Cabril dam and is shaded by a large willow and chestnut trees. This area has been developed into a riverside wild garden for the purpose of relaxing and growing food.
As a whole, Lagoas is the perfect site for nature lovers and permaculture enthusiasts. It is well stocked with vines, oaks, cherries, willows, hazels, olives, walnuts and even strawberry trees. Each terrace is built from beautiful dry stone walls and has deep fertile soils.

It has multiple level locations and good access, ideal for commercial applications such as glamourous camping. Although this site could be considered private and remote a bus stop and a café are within a 30 minute walk.
